What is Awaab's Law?
Awaab's Law is a legal requirement in England that enforces strict deadlines for landlords to identify, report and fix damp and mould problems in rented homes. It was introduced through the Social Housing (Regulation) Act 2023 and named in memory of Awaab Ishak, a two-year-old who died in 2020 after prolonged exposure to mould in his family's home in Rochdale.
Since 27 October 2025, social landlords must investigate significant damp and mould hazards within 10 working days, share written findings within 3 working days and carry out safety works within 5 working days — with emergency hazards made safe within 24 hours. Failure to comply can lead to legal action, compensation claims, Ombudsman findings and serious reputational damage.
The Renters' Rights Act 2025 gives the government power to extend the same framework to the private rented sector. For private landlords and letting agents, adopting Awaab's Law standards now is the surest way to protect tenants, avoid enforcement and future-proof your portfolio.
