What is Awaab’s Law?
Awaab’s Law is a new legal requirement in England that enforces strict deadlines for landlords and housing providers to identify, report, and fix damp and mould problems in rental properties. Under this legislation, social landlords must investigate reported damp and mould hazards within 10 working days, provide written findings within 3 days, and begin necessary repairs within 5 days. Failure to act on damp and mould issues could lead to enforcement action, fines, or legal claims under the Housing Health and Safety Rating System (HHSRS).
